Customer Service
We know that customer service is the most important tool to any business. Without skilled, experienced people we know things can fall apart quickly. This is why we make sure that any employee on our team is equipped to handle any concern that arises in the most efficient and effective way. We take pride in our 24 hour response time when it comes to our tenants/owners and we have an “open door” policy for all to come visit so we can help in any way possible.
Accounting
Our property management software allows our owners to retrieve reports, communicate, and it also allows for them to make owner contributions and receive distributions via wired funds. As an owner, you’ll receive a monthly packet including an income statement, balance sheet, rent roll, general ledger, and invoices showing expenses and costs involved. We take pride in our transparency and ability to be honest and forthcoming.
Marketing & Advertising
Vacancy=Loss of income. We recognize that the quicker we can advertise a property the faster we can find a qualified resident who will move in…Cash Flow! We have multiple rental websites that we syndicate your ad to such as Zillow, Trulia, Rent.com, Apartments.com, etc. We also utilize Facebook Marketplace which is a huge platform to gain exposure to your property locally. The key to being successful with advertising and marketing is to be responsive, available, and follow up, follow up, follow up!
Renting Property
The key to successfully renting a location is having efficient processes in place to tend to multiple applications at one time. Although we do like some automation in our workflows, we also believe in the human interaction aspect of our business. Our team schedules both, in-person and private showings, throughout the week as well as the weekends in efforts to cater to prospective tenants schedules. Not every prospective tenant is available to view a rental during regular business hours.
Tenant Screening
Although it is important to move in a renter as quickly as possible it’s just as important to make sure that renter is qualified. If you don’t vet for the proper renter then it could cost you thousands of dollars in damages, rent, and potential legal fees. Invest Idaho Management has put together a rental criteria that we feel is reasonable and can cater to your average renter. We thoroughly screen all applicants and check criminal/credit history, verify income and rental history, and we take the time to ensure the information provided is verifiable and legitimate before we approve any applicant. We are also in complaint with all local and federal laws and regulations pertaining to The Fair Housing Act.
Lease Rules and Regulations
After we approve an application all of our future tenants are required to acknowledge and sign lease documents that explain the rules and regulations of the property. Not only do we have them electronically sign, but we also schedule an in-person move in orientation to discuss the rules and regulations they have signed. With the years of experience our team has, our lease agreements and addendums are written proactively to cover your risks and liabilities with any situation that may arise.
Maintenance
Invest Idaho Management offers a complete in-house maintenance team and network of resources readily available to resolve your maintenance needs. We offer competitive pricing, skilled technicians, and go above and beyond to troubleshoot work orders when necessary. All maintenance requests are tracked electronically so you can see the repair needed, cost involved with labor time, and completion notes by our maintenance team. Owners have the ability to see detailed maintenance reports through their portal.
Preventive Maintenance
We are firm believers that if you are proactive in your preventative maintenance plan you can avoid a potential disaster that will cost you thousands in the end. Invest Idaho Management believes in managing property with preventative plans in place so that deferred maintenance doesn’t exist. We offer seasonal maintenance solutions at a reasonable cost to allow our owners the assurance that their property is well maintained. We offer inspection reports with photos and notes so you can see the condition of your property without you having to visit the location or speak with your residents.
Evictions
Even with our stringent background checks there are occasions when an eviction is inevitable. We do our very best to keep our rent collection efforts internal as we have strategic ways to avoid the court system. Once an eviction becomes necessary, we move through the process quickly with our preferred and local unlawful detainer attorneys. With the right partnership and urgency in play we are able to minimize your costs and regain possession so we can re-rent the property as quickly as possible.
